TRACT 1: 

AUCTION ACRES: 160+/- acres of tillable dryland 


LEGAL DESCRIPTION: Northeast quarter (NE/4) of Section Thirty-one (S31), Township Twenty-eight South (T28S), Range Twenty-eight West (R28W) in Montezuma SE Township, in Gray County, Kansas. 


DIRECTIONS FROM MONTEZUMA, KS: From the intersection of HWY 56 & Apache Dr. (County Rd 13), South 1.6 miles to DD Rd., then East ½ mile to the Northwest corner of subject property. Signs will be posted. 


TAXES: The 2022 taxes totaled $1,281.94. The 2023 taxes will be prorated to the date of closing.


POSSESSION: The buyer will receive full possession after the 2024 wheat harvest. The buyer will receive the Seller’s 1/3 share of all crops produced and pay the seller’s 1/3 share of all fertilizer, insecticides, and herbicides for the production of said crops. The buyer will be responsible for the reimbursement of the 2023 spring chemical application expense (24.15 gallons of Quinstar bindweed control on all acres – $1,408.75).

AUCTION ACRES: 153+/- acres of tillable dryland. Located on this tract is a 30’x30’ shed with wood siding and a metal roof. 


LEGAL DESCRIPTION: Southwest quarter (SW/4) of Section Thirty (S30), Township Twentyeight South (T28S), Range Twenty-eight West (R28W), less the Easterly 40 feet of the Southwest Quarter (SW/4) in Montezuma SE Township, in Gray County, Kansas.


DIRECTIONS FROM MONTEZUMA, KS: From the intersection of HWY 56 & Apache Dr. (County Rd 13), South 1.6 miles to the Southwest corner of subject property (Just north of the Morningside cemetery). Signs will be posted.


TAXES: The 2022 taxes totaled $1,268.44. The 2023 taxes will be prorated to the date of closing.


POSSESSION: The buyer will receive full possession after the 2024 wheat harvest.
