ATTENTION!

A request to reduce a portion of an existing water right has been submitted to the Division of Water Resources at the Kansas Department of Agriculture. As of the date of the sale, the request may not be approved. When and if approved, the authorized irrigated acres located on the west half of Section 3 (Tracts 2&3) will be removed. Therefore, once the request is approved, water right file #28002-00 will only cover the east half of Section 3 (Tract 1) and will not include the west half. Therefore, Tract 1 will be permitted for 234 AF and 272 authorized irrigated acres. Historically, Tracts 2&3 have never been irrigated.

IRRIGATION INFORMATION: There is one irrigation well located on this tract that is covered under water right file #28002-00 which is permitted for 234 AF and 544 authorized irrigated acres. Per the flow meter located on the pivot, the irrigation well was pumping 160+/- gallons per minute on July 31, 2024. AUCTION ACRES: 155+/- acres of tillable dryland.

INPUT EXPENSES: At closing, the buyer will be responsible for paying the input expenses associated with the chemical application for the weed control.

MANNER OF SALE: This real estate will be offered in 3 individual tracts only. No acres will be divided. There will be no combination of any tracts.
