TRACT 1 – GRAY COUNTY, KS

AUCTION ACRES: 148 +/- acres of irrigated land (122 acres) and native grass (26 acres).


LEGAL DESCRIPTION: 148 +/- acres in the Southwest Quarter (SW/4) of Section Four (4), Township Twenty-six (26), Range Twenty-nine (29) West of the 6th P.M., Ford County, Kansas.


DIRECTIONS FROM INGALLS, KS: From the intersection of Soule Ave. and Main St. (11 Rd.), travel south 1.5 miles on Main St. (11 Rd.) to N Road, then west 1.5 miles to the Southeast corner of the subject property. Signs will be posted.


CROP BASIS:

Wheat: Base Acres - 25.00; PLC Yield - 74; HIP - 100


IRRIGATION INFORMATION: There is one irrigation well located on this tract. Per the flow meter, the irrigation well was pumping 400 +/- gallons per minute on June 30, 2025. The irrigation sprinkler located on this land is an 8-tower 2016 Reinke Electrogator II A60G with 22.5 R tires and drop-down nozzles that are nozzeled at 300 gallons per minute.


IRRIGATION EQUIPMENT: The following irrigation equipment will be sold with the land. The 2016 Reinke Electrogator II A60G sprinkler, gear head, pump, water meter, all underground lines, and the 60HP electric irrigation engine.


MINERALS: The entirety of the seller’s mineral interest will sell with the land. All of the minerals are believed to be intact, open and unleased.


TAXES: The 2024 real estate taxes totaled $2,799.38. The buyer will be responsible for paying the entirety of the 2025 real estate taxes and all subsequent years.


POSSESSION: The buyer will receive immediate possession on all acres upon closing.


MANNER OF SALE: This real estate will be offered in 1 individual tract only. No acres will be divided. There will be no combination of any tracts.


TERMS: The successful bidder(s) will pay a $25,000.00 earnest money deposit per tract to be paid down the day of sale with the signing of the contract. Buyer and seller will split the cost of title insurance & escrow fees 50/50. Balance of purchase price will be due at closing, on or before January 12, 2026, or upon such terms as may be acceptable to the sellers. If the buyer prefers to close before the end of the 2025 calendar year, that request can be accommodated. Personal and corporate checks are acceptable for the down payment with the final payment to be made in certified funds. Earnest money will be held by High Plains Title, Dodge City in their trust account. High Plains Title will also serve as the closing agent and will prepare and complete all title work. Financing, if necessary, must have been arranged and approved prior to the auction.


EVIDENCE OF TITLE: Seller will provide title insurance to the buyers in the amount of the purchase price, with the premium to be paid one-half by the sellers and one-half by the buyers. Escrow fee will be split 50/50.
