AUCTION ACRES: 238 +/- acres of dryland tillable farmland and timber
PROPERTY DESCRIPTION: This highly productive agricultural tract offers the best of both worlds – strong income potential from quality grain production with the added benefit of excellent recreational value. The majority of the acres are tillable, providing reliable returns and long-term investment stability. Complementing the farm income is approximately 35 acres of timber that add an excellent hunting component. MINERALS: The entirety of the seller’s mineral interest, if any, will sell with the land. All of the minerals are believed to be intact, open, and unleased. No evidence or proof of title will be provided for the mineral interest selling with the land.
POSSESSION: The buyer will receive immediate possession of the approximately 48 acres of dryland tillable farmland in the south half of the northeast quarter of the subject property and the approximately 35 acres of timber. The remaining approximately 155 acres are planted to wheat that will be harvested in the summer of 2026. The buyer will receive possession of planted wheat acres as soon as the wheat crop is harvested. The buyer will receive the seller’s one-third share of the existing wheat crop and shall assume responsibility for one-third of all expenses incurred in connection with said wheat crop through maturity. The buyer will be responsible for completing a transfer of crop insurance coverage on the 2026 wheat acres. The insurance premium totals $840.00, and the insurance policy is held through Midwest Crop Protection Services Inc. – Glenn Miller. The tenant has been notified of their release of tenancy.
WATER RIGHTS: There is no operational irrigation well currently located on this tract. However, the property is included under water right file #22659, which is shared with an adjoining landowner. The Seller has historically farmed this property as dryland. Any arrangements regarding irrigation use, including coordination with the adjoining landowner, shall be the sole responsibility of the Buyer. The Buyer is also responsible for conducting their own due diligence with the Division of Water Resources (620-234-5311) regarding any potential irrigation options. TAXES: The 2025 real estate taxes totaled $1,118.70. The 2026 real estate taxes will be prorated between the seller and the buyer.
MANNER OF SALE: This real estate will be offered in 1 individual tract only. No acres will be combined or divided.
TERMS: The successful bidder will pay a $25,000.00 earnest money deposit on the day of the sale with the signing of the contract. Buyer and seller will split the cost of title insurance & escrow fees 50/50. Balance of the purchase price will be due at closing, on or before April 30, 2026, or upon such terms as may be acceptable to the seller. Personal and corporate checks are acceptable for the down payment and the final payment to be made in certified funds. Earnest money will be held by Richardson Abstract in Kinsley, KS in their trust account. Richardson Abstract will also serve as the closing agent and will prepare and complete all title work. Financing, if necessary, must have been arranged and approved prior to the auction.
EVIDENCE OF TITLE: Seller will provide title insurance to the buyer in the amount of the purchase price, with the premium to be paid one-half by the seller and one-half by the buyer(s). Escrow fee will be split 50/50. No evidence or proof of title will be provided for the mineral interests selling with the land.
FSA INFORMATION: All FSA information is deemed correct and was obtained from reliable sources. However, it is the buyer’s responsibility to do their own inspections and due diligence. Any future FSA payments will follow the crops and new buyer.
