To participate in the auction, you must register and place a bid in the bidding pool prior to the above listed dates and times. If you are not registered and have not submitted an initial bid by the bidding pool deadline, you will not be able to participate in the auction.


Tract 1

AUCTION ACRES: 160+/- acres of tillable dryland


LEGAL DESCRIPTION: 160+/- acres in the Southwest Quarter (SW/4) of Section Five (5), Township Twenty-nine (29), Range Twenty-five (25) West of the 6th P.M., in Ford County, Kansas.


DIRECTIONS FROM DODGE CITY, KS: From the intersection of S. 2nd Ave. and Hwy 283 (Roundabout) go approximately 12 miles South on Hwy 283 to Wildfire Rd., then 3.5 miles West. This will put you on the Southeast corner of the subject property. Signs will be posted.


DIRECTIONS FROM MINNEOLA, KS: From the intersection of Hwy 54 and Oak St. (Hwy 283) go approximately 7 miles North on Hwy 283 to Wildfire Rd., then 3.5 miles West. This will put on the Southeast corner of the subject property. Signs will be posted.


MINERALS: The entirety of the seller’s mineral interest will sell with the land. All of the minerals are believed to be intact, open, and unleased.


POSSESSION: All acres are currently open. The buyer will receive immediate possession on all acres upon closing. The tenant has been notified of their release of tenancy.


TAXES: The 2025 real estate taxes totaled $1,122.72. The 2026 real estate taxes will be prorated to the date of closing.

WATER WELL WINDMILL: There is a domestic water well windmill located within the native grass/pasture acres of the subject property. Neither the seller nor Burkhart Real Estate & Auction are making any guarantees regarding the functionality of the domestic water well windmill.


MINERALS: The entirety of the seller’s mineral interest will sell with the land. All of the minerals are believed to be intact, open, and unleased.


POSSESSION: All acres are currently open. The buyer will receive immediate possession on all acres upon closing. The tenant has been notified of their release of tenancy.


TAXES: The 2025 real estate taxes totaled $1,039.68. The 2026 real estate taxes will be prorated to the date of closing.


Tract 4

AUCTION ACRES: 169+/- acres of tillable dryland and 31+/- acres of native grass/pasture


LEGAL DESCRIPTION: 200+/- acres in the Northwest Quarter (NW/4) and the Northwest Quarter (NW/4) of the Southwest Quarter (SW/4) of Section Thirty-three (33), Township Twenty-nine (29), Range Twenty-five (25) West of the 6th P.M., in Ford County, Kansas.


DIRECTIONS FROM DODGE CITY, KS: From the intersection of S. 2nd Ave. and Hwy 283 (Roundabout) go approximately 16 miles South on Hwy 283 to Yucca Rd., then 2.5 miles West. This will put you on the Northeast corner of the subject property. Signs will be posted.


WATER WELL WINDMILL: There is an abandoned domestic water well windmill located on the subject property. Neither the seller nor Burkhart Real Estate & Auction are making any guarantees regarding the functionality of the domestic water well windmill.


MINERALS: The entirety of the seller’s mineral interest will sell with the land. All of the minerals are believed to be intact, open, and unleased.


POSSESSION: The entirety of the tillable acres located on the subject property are planted to wheat that will be harvested in the summer of 2026. The buyer will receive possession of the tillable acres as soon as the wheat crop is harvested. The buyer will receive the seller’s one-third share of the existing wheat crop and shall assume responsibility for one-third of all expenses incurred in connection with said crop through maturity. The buyer will receive immediate possession on the native grass/pasture acres upon closing. The tenant has been notified of their release of tenancy.


CROP INSURANCE: The new buyer will be responsible for completing a transfer of crop insurance coverage on the 2026 wheat acres. The insurance premium totals $364.00 and the insurance policy is held through Iron Insurance Partners LLC in Cimarron, KS.


TAXES: The 2025 real estate taxes totaled $1,169.30. The 2026 real estate taxes will be prorated to the date of closing.


MANNER OF SALE: This real estate will be offered in 4 individual tracts only. No acres will be combined or divided.


SALE METHOD: The real estate will be offered for sale by bid by phone auction. Buyers must register and place an initial bid prior to Tuesday, March 24 (Tract 1 & Tract 2) and Wednesday, March 25 (Tract 3 & Tract 4) – 10:00am CST to be included in the bidding pool. All bids must be submitted to Mike Burkhart by telephone at 620-430-2000. After each bidding pool closes, all active bidders will be informed of the high bid and allowed to advance their bids. The auctioneer will contact each bidder in the bidding pool for advancement of bids starting on Tuesday, March 24, 2026 (Tract 1 & Tract 2) and Wednesday, March 25, 2026 (Tract 3 & Tract 4) – 10:00am CST. Bids will be accepted until no further advances are made. All bidding parties will remain confidential. Bidding increments will be at the sole discretion of the auction company. Bidders agree that once a bid is submitted the bid will be honored.


TERMS: The successful bidder(s) will pay a $25,000.00/tract earnest money deposit to be paid down the day of sale with the signing of the contract. Buyer and seller will split the cost of title insurance & escrow fees 50/50. Balance of purchase price will be due at closing, on or before April 24, 2026, or upon such terms as may be acceptable to the sellers. Personal and corporate checks are acceptable for the down payment with the final payment to be made in certified funds. Earnest money will be held by High Plains Title in Dodge City, KS in their trust account. High Plains Title will also serve as the closing agent and will prepare and complete all title work. Financing, if necessary, must have been arranged and approved prior to the auction.


EVIDENCE OF TITLE: Seller will provide title insurance to the buyer(s) in the amount of the purchase price, with the premium to be paid one-half by the seller and one-half by the buyer(s). Escrow fee will be split 50/50.


FSA INFORMATION: All information is deemed correct. Acreage figures are considered approximate and are from reliable sources. However, it is the buyer’s responsibility to do their own due diligence. Future FSA payments, if any, will follow the crops and new buyer(s).


INSPECTIONS: Each potential buyer is responsible for having conducted their own independent inspection and due diligence concerning pertinent facts about the property prior to signing the contract. Neither the seller or Burkhart Real Estate & Auction, its agents, or representatives, are making any warranties about the property, either expressed or implied.
